Kings Point sits at the tip of the Great Neck peninsula, and the housing is unlike most of Nassau County: large lots, long driveways, and garages built for two, three or four cars. That shows up in the doors. Sixteen- and eighteen-foot double doors are the norm, many of them insulated steel or wood-clad carriage styles chosen to match the house, and a lot of properties run two or three separate doors off one motor court.
Two things wear those doors faster than the same door inland. The first is weight: a wide, insulated or wood-faced door needs heavier springs, and heavier springs cycle out sooner. The second is the water. Long Island Sound is a few hundred yards from most of the village, and salt air finds every steel spring, cable and hinge that was never coated for it. Salt air attacks the lift cables where they wrap the drums and the bottom brackets where they meet the floor. A frayed cable lets the door drop on one side and jam in the track; we replace cables in pairs and fit stainless bottom brackets where the originals have rusted through.
Cedar and mahogany carriage doors swell in wet months and rub the jambs, and their hardware is heavier than it looks. Adjusting the track spacing and re-tensioning for the true weight fixes most of the binding without touching the woodwork.
The peninsula loses power and takes lightning more than the mainland. A dead opener with a burnt smell or a board that no longer pairs remotes is a board replacement, and battery-backup units are the sensible upgrade when the opener is otherwise sound.
Weight and weather. A four-car motor court with three separate doors means three sets of springs cycling every day, and a two-thousand-square-foot garage roof dumping water onto the door tracks in every nor'easter. Doors that face the water rust from the bottom up; doors under a portico last twice as long.
The other cause is quiet neglect. Many Kings Point garages are used by staff or rarely opened at all, so a spring that is losing tension is not noticed until the door will not lift. A balance check once a year catches that before it becomes an emergency.
